Master bedroom with En-suite Bathroom

Luxuriously decorated master bedroom incorporating a new Feather & Black oak framed bed (5 foot King size) including TV and hair-dryer. A very spacious en-suite bathroom comprising of a walk in shower and roll-top Victorian bath.

Bedroom 2 with En-suite Bathroom

Lavish and extremely cosy 2nd bedroom incorporating a Feather and Black iron framed bed (5 foot King size) including a TV and hair-dryer. The en-suite bathroom accommodates a walk-in shower. Shampoo, shower gel and conditioner is provided in all bathrooms.

Bedroom 3 (ground floor)

On the ground floor, not en-suite but can easily access the ground floor wet room and shower. This bedroom comprises of a single and a new double LOAF bed with French doors opening out onto the garden. A TV, hair-dryer and fantastic selection of children’s books are also provided.

Wet Room (ground floor)

Large Wet Room with a wow factor ‘walk in’ shower.

Kitchen

Fully fitted kitchen with the following appliances (and every utensil you could wish for)

  • Double white ceramic ‘butler’ style sink
  • Integrated fridge, dishwasher, electric hob and electric oven with hood
  • Kettle, cafetiere and toaster
  • Nespresso Vertuo Coffee Machine
  • Baking trays, mixer, hand blender and every kitchen utensil you could wish for

Lounge

The large inglenook fireplace and wood burner combines with a range of armchairs to create a warm and comfortable Lounge.

A flat screen SMART TV, DVD player and a formidable selection of DVDs for all ages are also provided. In addition, a fine range of quality children toys including books, card games, soft cuddly toys, a large brio train set and other wooden toys – all stored in wicker baskets. High speed WIFI Internet (approx 180 to 220 mbps) is available throughout the property.

Dining room

The large farmhouse dining table seats eight guests and is adjacent to the kitchen.

Utility (Laundry) Room

  • Washing Machine
  • Extra fridge/freezer
  • Ironing board, iron, pegs, laundry basket and drying rack
  • This is a great room for drying clothes on a wet day

Back entrance hall & Utility Room

Leading off the back entrance hall each side is the Wet-room and the Utility/laundry room. An ideal place to kick off your boots and hang up your coats.

The Games Barn and Outdoor Dining area

The Games Barn houses a high quality table tennis table, 5.5 foot Riley snooker table and a professional dart board. We also provide the following for your use:

  • BBQ 
  • Beach toys, giant Jenga
  • Various outdoor toys, skittles and balls.
  • Swing ball, cricket bats, hockey sticks and French boule
  • Ride on toys and scooters. Skateboards.
  • Large container of LEGO, castle and toy soldiers

Adjacent to the Games Room is the undercover dining area. A large table with chairs (and cushions) to relax whilst others play. Ideal when the weather isn’t great and you wish to enjoy being outside.

The Garden and The Field

The house is truly private and completely tranquil. The front door opens up onto an acre of lawn and is surrounded by fields on all sides. There is plenty of outside garden furniture for dining and relaxing along with pads for chairs and the sun loungers. There is a charcoal BBQ at the farmhouse.

The long drive is ideal for children to cycle up and down before joining National Cycle Route 2 which goes past the main entrance to the property.

Pets and Smoking

No pets are permitted on the property and no smoking is permitted inside of the house.
